This investment property was staged with "lite" furniture and accessories. The tree and screen were put in front of the windows until some shades are put up. The view next door was not a selling feature. This cape cod style house was completely redone in an up and coming neighborhood. While I was staging it some neighbors came by that were having a party across the street. They oohed and awed, and couldn't believe the transformation. They had seen me bringing items in and couldn't resist the urge to come over and have a look.

Maureen-It does take some furniture but I agree better than vignette.
Ginger-"lite", as opposed to what I calll full-blown staging. Around here people like more furniture vs. the vignette look. Almost an overdone look, like a model home. Not sure why, but it just seems to be that way especially in the suburbs, not so much in the trendy areas around downtown. So this is some furn. pieces and access. instead of a complete living room set, or bedroom set, etc.
Like the way you did this, those touches of red make a littl go along way!
Ronelle-It broke up the black. I like using red touches here and there, and it matched their front door.

Hi Cindy, I too offer what I call "soft staging" for vacants...where I basically warm up the kitchen, baths and mantels. Sometimes I bring in light furniture. It's not the same as "real" furniture, but it can make a big impact on a smaller budget! It's also a great option here in CT where staging is just starting to pick up steam. Good work!

Glad to see that you like the termed I coined earlier, "lite staging". I find it interesting how stagers denote the different levels of staging. To me (and discussed in my blog "Staging Lite, is it Right?") I see these levels: 1) Soft staging (linens and accessories only); 2) Vignette staging--smaller pieces of furniture plus accessories; 3) Full staging--staging with more furniture--sofas, dining room tables and chairs, etc. as well accessories--closer to a model but not overstuffed as these often are.
