Foreclosures In The Neighborhood...Are You Missing Out?

I did a Home Staging Consultation for a couple in a suburb of Houston recently, that had moved on to another state and left their home vacant in hopes of selling it.  After sitting on the market for months the owners decided to have it staged.  Hurricane Ike hit, so we were in limbo for a couple of weeks.  The homeowner was still ready to stage her home until she talked to her Real Estate Agent.  The REA not only talked them out of staging, but said they would need to reduce the price by 15K to be competitive with the 30 foreclosures in the neighborhood.  This of course terrified the owners, and they have decided to try and rent with no guarantees, and the possibility of having their home destroyed.  The house was very small, and the cost of staging was minimal.  Yes, foreclosures are rampant, but if your home is in pristine condition, added with professional staging, your house has to standout among the horrible conditions of the unkept foreclosed houses.  Home Staging for a starter home would not be anywhere near 15K, not even a drop in the bucket.  Try home staging first before dropping your price by 15K.

This is so important particularly if there is a glut of similar homes. I spent a year preaching this to a single man who finally lost his home.
