Houston Sellers Are You Missing Out On Buyers?

This week we will be staging two entirely different looking home styles, in different areas of Houston.  They are different price points, and have different demographics.  That's what we do when staging, it's not a one size fits all type of thing. 

Each home albeit may look somewhat the same in developments, but the demographics and price points can be $1000's of dollars more or less depending on the location in or around Houston.

Professional home stagers need to be aware of this when staging a home, you can't stage for a young family when your demographics are over 60 and vice-versa. 

Have you ever looked at a beautiful home on the outside only to find the inside had never left the 80's?  It's not only disappointing, but today's buyer's are not fixer uppers unless they are investors looking for the lowest, best deal to flip. 

If you don't need to profit from the sale of your home, I wouldn't advise staging it.  Why, because if your home is professionally staged, cost effective changes will be made that will improve your home and make it highly desirable.

If your house was built 10 or more years ago, and nothing has been replaced or updated (unless it's broken) then it's time to update and get competitive with everyone else.  There are so many cost effective ways to update your house now, it's a shame to let it go to a low-ball offer.

Cindy -- good point about if a home is 10 yrs old or more, it is time for some updates.  Things like paint colors, hardware, light fixtures, etc are all candidates for updating after 10 yrs, and will make a home look more move-in ready.

Maureen, especially the "brass", it was the norm for so long, as you can attest to simple changes make the biggest difference.

Hi Cindy, oh yes I hear homes "talking to me", please refresh me :-) and dress me up....

And we need to always understand the target audience we are staging for and choose the appropriate staging approach. There is no one size fits all.
