More and more homeowners understand that in any market, especially this one, a seller needs to do everything possible to get a home sold.  That's why they are looking for real estate agents that offer this service, or know of a home stager they can recommend.  A home staging consultation is the most cost effective service a seller can get before putting their house on the market.

Cindy -- great post and I'm reblogging .... such good reasons why smart sellers recognize the need for home staging consultations.  The 20th-century agents out there who give out a list of generic "things to do" aren't living in today's real world.  Sellers need tips for their particular home ... not everyone else's.  The staging consultation goes much further in depth exactly what needs to be done.

Your blog is so true. It is really a shame that there are no comments from Realtors who use staging as part of their marketing plan. I do many reports and consultations and most of my business comes from Realtors and MOST of them pay for it! They see the value of using it in their marketing plan and it even tips the scale when competing against other agents to get the listing.

As Maureen said, every home is different and it takes a trained professional to figure out how the Seller can "get the most bang for their buck". A generic list will not do it. In fact, I send a generic list before I meet with the Seller and I also go back to tweak after the consultation and report to see what they have done. They work so hard and usually are so excited for me to see the home!

The thing is , we are there to help agents . If a house is priced right and presented well, it will sell.

Cindy- such good information and we need to spread the word.  I would like to echo everyone's sentiments that sellers want information that is tailored to their particular home.  It's one thing to watch HGTV or be handed a generic sheet, but when it comes to your own home you want specific information on what you can do!

This is exactly what I have been finding lately.  I've been contacted by sellers who want staging and  don't have a realtor yet so they searched online to find me.  This is something that smart, informed sellers are looking for and those who don't have a realtor yet are going to ask the stager for a recommendation.

Cindy, this is a great list and well written blog! I have bookmarked this page for future reference. These points are so important and I do hear more and more home sellers contacting me directly mentioning that they were not happy that they real estate agent did NOT suggest home staging.

Cheryl-Thanks, I agree, I don't think people realize how cost effective it is.

Karen-Funny how that happens, just have been coming across this alot lately.

Charlene-Every real estate agent should use it, or at least recommend it.

Maureen-I agree, a generic list can be found or given out by anybody.  A home may not need unnecessary repairs, or to-do's on one of those lists.  It can end up costing more money.

Marianne-It is a shame that there are no comments from agents, but a generic list doesn't cut it anymore.  It's not personalized enough for a house, and it doesn't give a that professional touch to a seller.

Kathy-I agree, I would be so disappointed as a home seller if someone told me I was getting a home staging consultation and I got a hand-out of "to-do's".

Donna-Exactly, Real estate agents are always wanting to stay ahead of the game, what a perfect way.  To offer a home staging consultation, it will put you ahead of the others.

Kathy-Same here, sellers are calling months in advance to start the staging process.  They realize, that to be competitive they have to do it.

Birgit-Thanks, I hear that too, I've been told that some agents have told them not to stage their homes, and the sellers did it anyway.
