My House Has Been On The Market A While...Is It Too Late To Stage It? Questions Answered Series #2

No, it's never too late to stage your home.  If you have your home listed with a REALTOR, tell them you are having your home staged, so it won't be show ready for a few days.  If your home is vacant, the process to bring in furniture and accessories will be coordinated with your home stager.  A full-service home staging company will be able to furnish your home and get it ready within days, depending on their schedule.  If you're on a tight budget, I recommend staging key rooms, and any rooms that need defining or it will leave a buyer wondering what they will do with that room.

If your home is occupied, set an appointment with your stager to give you a home staging consultation, and perform hands-on staging.  This is possibly the best investment you can make in your home.  We use what you have in creative ways that you may not have thought of.  We will use items from possibly all of your rooms and bring it all together to give it a more cohesive look.  Again, if you're on a budget only get the key rooms staged, but I highly recommend getting your entire house staged.  After you see a room or two staged you'll agree, and want to continue.  This process can take one day, depending on how much work is involved.

So no matter how long it's been on the market, it will be sure to impress buyers, and will be a fresh new look that real estate agents will want to show to their clients.  It will also look more impressive on internet photos for potential buyer's.

It's NEVER too late . . . and if I were the listing agent, I'd retake photos, relist it (to show fresh), contact ALL the agents that toured prior and encouarge them to see it again.  There's SO MUCH marketing that can be done AFTER it's been on the market and then staged.  A great opportunity.  "You saw the BEFORE . . . now come se the AFTER"

This is so true too Cindy! Even after listing and sellers aren't getting the results they want, contacting a stager is very beneficial.  I even offer a "post listing trouble shooting" consultation just for this type of situation.  All of the sellers who have contacted me after first listing and NOT staging have successfully sold their homes after staging. Unfortunately for some though, price reductions had to be taken.  Getting it right the first time is key and staging can do that! Pricing it right is also the most important thing to do and contacting a Realtor is vital.
