Home Buying Tax Credit is Over...Is Your House Still On The Market?

According to a Houston Chronicle Article  based on information from the Houston Association of Realtors housing sales rose 11% over the same time period last year due to the tax credit.  Homes stayed on the market an average 79 days, down from 95 days a year ago.  That's only 16 days less, not a huge difference. So if your house is still for sale and you were hoping that the tax credit would spark interest with buyer's what is your marketing plan now? 

Have you tried the following?

  • Reduced price not once, but several times?
  • Have shown to many buyer's but had no offers?
  • Have moved on and are paying two mortgages, insurance premiums, maintenance, etc.?
  • Had open houses?
  • Offered buyer's agent incentives?
  • Offered allowances for carpet, appliances, updates?

You're not alone, I get phone calls from sellers who have had their home on the market for 6 months to over a year all over the Houston area.  They decided to list their homes, and see what would happen.  They tell me they weren't aware of home staging or their real estate agent didn't tell them about it. 

Home Staging is still a new concept to many sellers.  It does make a home show better than others, it's like taking a generic white box with blue letters, that doesn't look to appealing and turning it into a box that a consumer wants to buy that grabs their attention.

Many master planned communities have homes that basically look the same, why does a buyer choose one over another?  Because there was something in that home that grabbed the buyers attention.  The exact same house can be across the street, but there is no connection.  Yes, buying a home is a very emotional experience.

Home staging makes that difference, it grabs a buyers attention, a buyer will remember a staged home, if done properly.

Cindy -- your post makes some excellent points about how home staging can help a seller whose home is just lingering on the market.  Even after the buyer incentives have expired, home staging can and does help properties to look their very best. Smart sellers in Houston should call you for staging help!

Hi Maureen!  I know alot of buyers were counting on the boost from the tax buyer's credit, so now more than ever staging is vital to home selling.
