Quickie Home Staging Tip of the Week-Bathrooms

We often overlook the guestbaths, or powder rooms when updating an outdated home for staging.  Granted these are not rooms that you will want to put the bulk of your money into.  But if you have left-over pieces from your kitchen, it would be well worth it to use it on a vanity.  Any fabricator can cut it for you.

You can also visit granite wholesalers and find remnants to use, you can find these for around $100, you will not only impress potential buyers, but receive a greater ROI and ultimately have a perceived higher value.

Cindy....you are exactly RIGHT!!!  I have a pre-fab granite place that has "extra" pieces they will sometimes give me if they do the install!  Since I also send clients in....they are willing to throw in these extras sometimes!!

Lynda-Thanks, it's a real cost saver!

Kathy-That would be even better.  It's always great to find a place like that.

I think powder rooms are part of the "formal" or guest areas of a home. So I think it's a great idea to dress up this space!

Great idea Cindy. While those small bathrooms may not sell the house, they can make it unforgettable.

Cindy, wonderful tip. Most people do not give much though to the guest bathroom.

I thought of you yesterday walking through, what I thought was an ok house with absolutely great furniture and furnishings.  I went from room to room dazzled by the designs and colors and how well all the furniture was arranged. I even mentioned the fact that the bed was not stuck against some wall but was artfully catty-corner in the room at just the right spot.  As we were about to leave the home I thought of you.  This was too good to be true that someone with just an ok house had such unbelievable taste.  I then quickly looked around and didnt' see a single personal item, no picures, anything and I reaized I was under the charm of a great stager.  Thanks for sharing your tips and know your tips and ideas are crossing the country through Active Rain.

Mary-Every penny helps when updating!

Kathy-Great point, most likely that is where most of this would end up.

Sharon-Small cost big perception, definitely win-win.

Nancy-You're welcome, hope you can use someday.

Kathy-Thanks, if there's not enough leftover from your job, chances are whomever put it in has pieces you could use at a fraction of the cost.

Deena-I agree, especially powder rooms that guests use, that come for parties etc.  They will form their opinion of what they see in the main areas.

Cathy-True, you never know what is going to catch the eye of the buyer. One told me it was the "red" tub in the master!

Tanya-And guests love this feature, it's like staying a nice hotel, it just makes everything feel so much nicer than formica.

Valerie-And big appeal is what buyers are looking for.

Larry-Wow, thanks for your comment, from stagers everywhere we thank you!  It's nice to know you noticed the difference a well staged house makes in presentation.   I'm sure the stager of the DFW house would be thrilled to hear your feedback!

Cindy, I agree and think that it's a great idea to even spend a little more for those extra details...it's noticed and says something very positive about the house and owners.
