
If you aren't convinced Home Staging works take a look at the statistics. If done properly by a professional Real Estate Stager it does work. First of all, according to Realtor.com 92% of home buyers start their search on the internet when looking for thier new home. That tells you if your home is vacant, outdated, or plain vanilla, home buyers are going to skip it and move along to another house they find more appealing that peaks their interest.
The following is a summary of the results of HomeGain's 2007 national survey it showed:
In August 2007, HomeGain real estate took a survey of 1,000 real estate agents throughout the US. Agents surveyed report the overall prices of a 3bd/2ba (3 bedroom, 2 bathroom) home after spending between $5,000-$8,000 on home improvement and staging efforts can result in the following price increases: in the West, as high as $22,762; in the East, as high as $23,532; in the South, $21,470; in the Mid-West, $20,279. All of those figures reflect over a 150% return on investment

According to a National Association of Realtors survey, homes that sold after four weeks on the market sold for 6% less than ones within the first four weeks!

To me, having seen many, many BEFOREs and AFTERs, the success of professionally staging a home for optimum market impact and effect is a no-brainer.
ESPECIALLY for vacant houses where the photography experience is usually described as "bleak" and "uniniviting", and even sometimes the "live walk-thru" experience is described as "spooky". Footsteps clack-clacking and echoeing thru empty space does not exactly translate to "livable, warm and cozy" to a buyer.
Further, furnishings give scale to a room, and buyers NEED that scale in order to envision their belongings fitting into the room. Realtors can help them with this visioning process (via a staged room) or you can cross your fingers and hope they "get it " on their own --- the majority don't --- so instead of favorably enhancing and enriching the visioning experience, you've let them twist in the wind, and their focus gets scattered on minutia instead of evaluating the (total) property's ability to fit their stated needs.
As a Realtor you'll likely walk away thinking "...hmm this house had everything they asked for, and they seemed unimpressed, even uninterested --- NOW what do we do?" The response I would offer is help them SEE what you SEE and staging is a very good tool to do that --- as artful staging DIRECTS them to the best features of the property.
Also, a question. Who is it that doesn't "get it" -- the Home Seller --- or the Realtor --- or both? Unless the home seller specifically asks for the service, the Realtor doesn't volunteer? The Home Seller is expecting if the house "needs it" the Realtor will recognize the need and suggest staging? So is this a catch-22 .... "you didn't ask for it, so I didn't offer it" vs. "you didn't offer it so I didn't think we needed it?" How does that work?

It's difficult to convince realtors to try staging and continue to use staging, even after they get great results. I think I'll try using that one in my presentations!
