The top photo screams "Make me pretty for my photo", before I go public, (for the MLS photo that is).  This house is owner occupied, but I brought in all new furniture and accessories.  They did all of my recommendations, painting being one of them, updating the look of the rustic, yet contemporary feel. 

The listing agent saw the house before I was finished and told the owners, it already looked like a model, and they had a showing today, before the house was even on the market!

Every house needs to look pretty for their photos, so give your house the benefit of the doubt and have it professionally staged.

Love the pet crate in the first photo!  And, what are the chairs facing?  So much better highlighting the fireplace the way you did.  Beautiful job...best of luck for a quick sale.

Very nice, Cindy!  So glad the owners decided to stage.  Since they obviously have pets, I'm curious about your policy regarding renting furniture for occupied homes.  We have just started doing this and haven't had any problems...yet!  We do have a clause in our contract that the client is responsible for any damage to our inventory.

Now that is a much more inviting room.  One I would love to spend time in or entertain.  The whole room has a much grander feel Cindy.  Great job!

Diana-Yes they do, and yes, it's in my contract.

Melissa-It worked for them, they want a theater room in ther next house, so they got the chairs first, but it's much more functional now.

Michele-It did have a really warm feel, all the gold!

Tessa-The paint made a huge difference, especially around the fireplace.

Liz-Thanks, it was a pretty large room that was part of kitchen, and a screend in pool area, great for entertaining.

Cindy, you made it really pretty for the MLS, but I'm afraid the pet that used to live in that room is probably not very happy with you. :)

What a fabulous change...I love the fact that you painted the wood...So many people object to this but it made a huge difference...Very bright and inviting.

What a difference the light colour makes.  It is a beautiful room and now looks so much more updated with the colour change and the lighter furniture. Great staging job Cindy!
