Selling? Do your homework

All home sellers should do prep work before putting their house on the market.  The Houston real estate market has a lot of homes to choose from and staging will put you ahead of the game.  Ana Hitzel, fellow stager and owner of Accent Positives from Corona, CA makes great points on what prep work is needed before selling.

Selling requires doing your homework first and that homework is early preparation.  There are times when this is not possible due to life circumstances but nine times out of ten, you know the move is coming and selling is not a must do tomorrow thing.  Planning won't be as overwhelming if things are done in phases.  A few simple things can speed the process and make life a whole lot easier.

Make time to screen and interview multiple Realtors.  This is important as soon as a decision to sell is made.  You will be working as a team and communication is key.  Find an agent you feel comfortable with and who has an effective marketing strategy.  Do an online search to view their listings. He or she should demonstrate they market average priced listings just as vigorously as high end properties and use the internet to the fullest.  Make sure photos are posted and that property features are listed in MLS descriptions.  Avoid using an agent that is a friend or relative it will save possible problems down the road.

Be prepared and realistic about pricing.  Emotions and sentimental value are killers if figured into a listing price.  You must be aware and objectively consider current market conditions and how you stack up against the competition.  This may be hard to do but it will save you thousands of dollars and an overly long listing period.  All the preparation in the world will not sell an overpriced listing.

Begin to prepare for showings. The best way to start is to think back about what features you saw and liked when you were looking at your home during the buying process. Tour and assess your property visually.  Start at your front door as if you were viewing your home for the first time.  Take notes of what you notice both positive and negative.  Be as objective as you can.  If this is difficult, hire a professional Stager.  He or she can point out or make needed changes and improvements that will increase the value of your home.  This can take some of the stress off you.

Make a checklistof any unfinished projects you may see such as missing baseboard, squeaky doors, stained flooring; anything you may notice that has been bugging you for a while.  Every homeowner has that "honey do" list.  Go over it again, a Stager can help.  Your chosen agent will do this also to determine a listing price that stacks your property up against comparable properties in your neighborhood.  Compare notes and address the issues.

If you haven't missed it or are not using it pack it up.   Concentrate on your kitchen, closets and garage first and be realistic...are you really using all that stuff?  These are key areas where storage space should be highlighted to the max when selling.  Do you really need all those extra sheet and towel sets, pots, pans and small gadgets to live comfortably for a short time?  .

Consider having a professional home inspection, especially if your property is over 10 years old.  It could prevent potential headaches and roadblocks to a quick and smooth sale.  The low cost of this precaution could save you in the long run.

Doing your homework is vital but not difficult.  There are many resources available to homeowners from professional help to do it yourself guidance.  Take advantage of them and you will be rewarded well.

Answer:

Yes, you should absolutely have your house staged before you list it with a REALTOR® and put it on the market.  You want your home to look it's best before the real estate agent and appraiser takes a look at it.  You want to get top dollar, and to do that, your home has to be show ready and appealing. 

Staging your home and having it look it's best will also give you a competitive edge with much better internet photos for the multiple listing service on HAR (Houston Association of REALTOR®).

Once a home has been listed there is always more excitement, and agents will prefer showing a home that they know their clients will love.  Home Staging will show potential buyers the assets and potential your home has to offer as well as the lifestyle they will envision.

If you plan on selling your house in 2011 here's a New Year's Resolution List to follow.  I know that most people end up making a list and then forgetting about it, or not even making a list at all but if you plan on selling your house in the coming year,  there are steps you can take to make sure you compete in the marketplace.

 

1. Make up your mind that you really want to sell your house and that you will do what it takes to sell it.  Putting your house on the market is never easy.  It involves lots of paperwork; reliving of fond memories; strangers going through your house and having your life disrupted.  And when you do decide to sell it, it is at this time that you must begin to think of your home as a HOUSE... a product to be marketed.

2. Enlist the services of a Professional Realtor, Home Stager, Home Inspector and Lender.  Consider them your team.  Yes many people have sold their home on their own but at some point in the process they sought the services of a professional.   Give yourself the best opportunity to compete in the market and also to have a smooth transition once it is sold.

And when you do choose your team, listen to them, whether it's about List Price, Decluttering or the repairs you need to make.

3. Vow to make your house white glove clean... every surface, behind, under and on top of every piece of furniture.  Every place visible to the eye and those that can't be seen.   Make a mop, bucket, soap, and elbow grease your friend.

4.  Tackle all of those repairs and house projects that you've been putting off.   You know the ones.... outdated light fixtures, chipped tile, leaky faucets.  We live with them on a daily basis, but NOT when your house is on the market.

5.  Pack up, Donate or Throw Away all of the excess in your house.  You're going to have to when your house sells, so why not do it BEFORE you list it.  Let your buyers focus on your house... its architectural detail, the "Liveability" of it... not all of the THINGS in it.

6. Do as much as you can to bring your house into the year 2011.   That means updating carpet if needed; taking down old wallpaper borders; removing light fixtures that scream the 70's.  Not every project has to make a huge dent in your budget but there are projects you can tackle that offer a better Return on Your Investment. 

If you're not sure, ask a Professional Home Stager for a consultation BEFORE you start ripping, painting or plastering.

What Rooms Should Be Staged In A Vacant Home?

Question from a Houston Home Seller:

What rooms should be staged in a vacant home?  Our house has been vacant for 6 months and has not sold.  We didn't know if we should stage the whole house or just a few rooms.  We don't have a large budget.

Answer:

In a vacant home we suggest staging key rooms or rooms that are undefined.  Most people want to see these rooms staged, so they can visualize how their furniture can be placed and how the room can be used.  It is not necessary to stage the whole house.

Does Home Staging Work On All Price Points of Houses?

I have a home that I would like to have staged, but I was not sure of what price point it should be before it is staged.  Can you please help?

Absolutely, every house should be staged no matter what the price point is.  Every single home can benefit in some way from staging even a simple change can make a big difference.  Whether it be to use a different paint color, updates or rearranging the furniture. With a competitive market each home needs the edge over their neighbors.  Staging, makes the difference, and buyers notice.  It's best to have a budget to know exactly what and how much can be done to your home.
