Home Staging Using Dogs As Props?

                                                                    

I read an article earlier titled "Insider secrets on selling your home in a down market", Carolina Buia, an author for Shine on Yahoo asked four top real estate agents across the country to give their best selling tips in a cool market.  There was some solid advice here, but I had to stop and reread the #10 tip.

10. It's not enough to have cookies baking in the oven. That's so 1999. According to Routh-Silberman: "A buyer needs to see themselves living in the house." Silberman's team has taken home staging to a whole new level by hiring kids to set up lemonade stands in the front yard, getting a friend's golden retriever to swim in the pool, or hiring a chef to have appetizers at the ready.

Dogs swimming in the pool? I've heard of hiring actors, however I've never known of anyone that has done that.  A big, wet, shaking barking dog in the backyard, much less the pool, does not give me the warm fuzzies.  As cute and funny as it may be, I doubt a buyer with children will find it so amusing or welcoming.  I don't mean to offend dog owners, but any home stager or real estate agent should tell you take the pets with you.  Now, their wanting to use a dog as a prop and swim in the pool?

I have to give them this, that is definetely thinking out of the box, and taking it to a whole new level!

"Because of you I believe we have sold the house without it even being up for sale.  My realtor brought in another client while we were gone and they put a contract on it yesterday.  After a fair amount of negotiation we finally accepted.  The realtor says that they are already loan-approved and now the fate rests in the hands of the appraiser and inspector. 

With no interest after a year and not even a hint of a contract we decided to go with you.  I feel that the changes you suggested caused us to get an immediate contract response. Your advice was like magic. We may have gotten more when the home was supposed to go on the market today.  But costs of keeping it on the market (yard guy, pool guy, insurance, house payment, electric, maintenance, etc.) and homes around us going for less (scarily so) and therefore the threat of appraisal values not allowing buyers to get loans at higher amounts made it a gamble to wait for a better offer.  And, it is dicey waiting for the right people, with money, to find our home to be what they really want. 

So, your advice was magical and probably could have been magnificent had we waited.  You have been wonderful to work with-your skill is invaluable to those of us who have zero idea about how to sell a home.  What is worse is that we don't even know we don't know how to sell a home-and apparently some realtors don't know that either".

Can I Stage My Home Myself? Questions Answered Series #4

Some people absolutely can! 

But it's not recommended. 

Why, because they may get the premise, but they may not understand the process behind it.  Alot of factors go into staging a home, demographics, market trends, psychology and much more, not to mention the actual staging process.  Also, home sellers have a had time being unemotional or unattached to their items, and can't be objective if trying to stage a home themselves.  I often find that a seller will try to stage their own home and still aren't sure how it looks and will call me in for a professional opinion.

It is recommended that you set-up an appointment with a professional home stager to give you a "Home Staging Consultation".  This will give a DIY'er a blueprint to start with.  Some home sellers have the time and are handy when it comes to making cosmetic changes or updates.  It will probably take longer if you do it yourself, versus hiring someone to do it, but you have to weigh what that's worth to you. 

If you're like most home sellers, you are going in a hundred different directions, work, have kids, places to go, time commitments, etc, and want someone to take care of the project from start to finish.  A full-service home staging company can help you with all of the details if you don't have the time, and frankly most people tell me they don't know anything about decorating and want a professionals touch.

Every home whether you try to stage it yourself or have it professionally done should start with a "Home Staging Consultation", this will be the most valuable tool when it comes to merchandising your home.

Can You Use My Existing Furnishings To Stage My House? Questions Answered Series #3

Absolutely!  As a matter of fact, we love using a homeowners furnishings, it's like having a furniture and accessory store at our fingertips.  We use your belongings in ways that you may have not thought of.  Often time owners get used to having their furniture the same way for years, and like it that way.  We come in with a set of fresh eyes and see your house in a different light than you do.

Most of the time home sellers have too much or too little, rarely do I come across a home with the perfect balance of furniture and accessories.  When this happens, we edit pieces with the homeowner, and can recommend certain items for the owner to buy, or we can rent accessories.  When there has been very little to work with, I have often been known to go to the garage and find some real gems to use that the homeowners thought were useless, or something sentimental, or even wedding gifts, in unusual ways.  You may also find me outside looking for greenery or something interesting.

It's like a mini-makeover in a day with a brand new look!

My House Has Been On The Market A While...Is It Too Late To Stage It? Questions Answered Series #2

No, it's never too late to stage your home.  If you have your home listed with a REALTOR, tell them you are having your home staged, so it won't be show ready for a few days.  If your home is vacant, the process to bring in furniture and accessories will be coordinated with your home stager.  A full-service home staging company will be able to furnish your home and get it ready within days, depending on their schedule.  If you're on a tight budget, I recommend staging key rooms, and any rooms that need defining or it will leave a buyer wondering what they will do with that room.

If your home is occupied, set an appointment with your stager to give you a home staging consultation, and perform hands-on staging.  This is possibly the best investment you can make in your home.  We use what you have in creative ways that you may not have thought of.  We will use items from possibly all of your rooms and bring it all together to give it a more cohesive look.  Again, if you're on a budget only get the key rooms staged, but I highly recommend getting your entire house staged.  After you see a room or two staged you'll agree, and want to continue.  This process can take one day, depending on how much work is involved.

So no matter how long it's been on the market, it will be sure to impress buyers, and will be a fresh new look that real estate agents will want to show to their clients.  It will also look more impressive on internet photos for potential buyer's.

When Should I Stage My Home? Questions Answered Series-#1

The answer to that question is easy.  As soon as you decide to sell your home.  The sooner you get started staging the better.  Staging may require some updates of fixtures, painting, landscaping and packing away things that aren't getting used. 

Why not get your house ready and start enjoying it now?  All too many times, homeowners get their homes all updated, and they always say "Why didn't we do this while we were living here".  So, get started now, so you can take advantage of your new look.

After you have finished the recommendations from the professional home stagers evaluation, it is time to hire the best possible REALTOR you can that will market your property using all of the tools available today.  Make sure that professional photos are taken of your home as it makes a huge difference to potential buyers when browsing the Internet.

    Here are ten reasons why you should do so:  

    1. Gives You More Control - That's right.  Here's a common scenario for you -  the seller may desire a certain dollar amount for the home but you know that unless some changes are made, the seller won't get it.  By incorporating the home staging process, you are controlling more of the outcome of the sale. 
    2.     11 Steps For Getting Your Home Sold - Even In This Market!

    11 Steps For Getting Your Home Sold - Even in this market.

    I first wrote this post a little more than a year and a half ago. I've updated it and added another important step. The real estate market has gotten even more challenging since then. But despite the challenges, many of our Los Angeles staged homes are selling very quickly, sometimes with multiple offers and sometimes over asking price. A few other experienced Los Angeles home stagers are having the same experience.

    Want to know what those home sellers are doing to help their homes get sold? Here are 11 steps you can take to help get your home sold, too:

    1. Hire the best "full service" REALTOR or real estate agent you can find. Many of them can be found right here on Active Rain. This is no time to be fooling around with less than full service. Do your research on the Internet and by asking friends who they've worked with and if they had a good experience with a REALTOR or real estate agent. Interview at least 3 REALTORS or real estate agents. Don't hire your best friend, their cousin, your hairstylist who moonlights as a real estate agent, unless you are certain that they know what they are doing and can back up their claims. You are selling what is probably your most valuable asset. Don't be embarrassed into letting your home sit unsold because you didn't want to hurt someone's feelings. Make sure you understand your listing agents marketing plan for your property. How many photos will they post? Which sites will they use to promote your home's listing? Will they be holding open houses? How many?
    2. Don't beat your listing agent up over the sales commission. A really good, experienced REALTOR or real estate agent will tell probably tell you "no" anyway. Marketing and selling real estate properly is an expensive proposition. All the brochures, flyers, virtual tours, professional photographers, etc. cost money. If you negotiate a lower commission, you are preventing your listing agent from pulling out the "big guns" to get your home sold as quickly as possible. Don't hamstring the sale of your home by limiting the amount of money your listing agent has available for marketing. Also, with the abundant inventory on the market right now, buyer's agents are going to show the homes that pay full commissions first.
    3. Listen to your Listing Agent regarding pricing.They know what they are doing (assuming your followed step 1). They are on the MLS every day and know what homes are selling for and how quickly they sold. They talk to other REALTORS and real estate agents daily. It doesn't matter how much your dry cleaner thinks you should list your home for. It doesn't matter how much profit (or how little loss) you would like to walk away with. All that matters is how much someone will be willing to pay for your house. A good REALTOR or real estate agent will be able to tell you how much you should list your home for to get it sold quickly.
    4. Hire a professional home inspector for a pre-sale inspection. You can address any issues that might sink a sale during escrow, or prevent someone from making an offer in the first place. Use the information to get your home into tip-top shape. This also sends a signal to buyers that your home is well cared for and maintained.
    5. Make any needed repairs. Home buyers want a home that is truly move-in ready. They don't want an allowance for new carpet or a new roof. They want a house that already has new carpet and a new roof so they can move in right away.
    6. Clean your house from top to bottom. Clean it until it is cleaner than it has ever been before. If you don't have the time or energy, hire a cleaning service. Make sure your house sparkles and smells clean every day it is on the market. If there is an issue you can't address by cleaning, then replace it. For instance, if the linoleum in your kitchen has a big burn mark from the hot skillet you dropped, replace the linoleum.
    7. Hire a professional home stager. Again, do your research on the Internet and with your listing agent. Make sure you hire an experienced professional and not a hobbyist or (again) your sister-in-law, unless she is a pro with experience and knowledge of your market. Ask to see the stager's portfolio (or view it on-line) and make sure all the photos are of their work. If you are a do-it-yourself type, at the very least, hire a professional home stager to do a comprehensive consultation so you know exactly what needs to be done. Most home stagers will also help you choose paint colors and carpet as well.
    8. Listen to the home stager regarding the condition of your home and what needs to be done to make it appealing to the greatest number of buyers. If they tell you your favorite floral pattern wallpaper has to go, do it. A home stager's expertise is preparing homes to look their best so it is appealing to the greatest number of buyers and they have done it successfully for numerous home sellers (assuming you followed Step 7). Remember, they are looking at your home through "buyer's eyes".
    9. Have your home photographed by a professional photographer. Many REALTORs and real estate agents include this as part of their marketing package. Photos taken with a point and shoot camera are not going to show your home at its best. 90% of home buyers are looking at homes on the Internet before going out to see homes they are interested in. If your home doesn't look great in the photos, then most buyers will pass you by.
    10. Don't rush the process. Follow all of the above steps before you put your home on the market.Clean it up, fix it up, have it professionally staged and then photographed. Once you have great photos that really showcase you home, give your REALTOR the go-ahead to post them on the MLS. Make sure they post the maximum number of photos allowed. The more photos you have showcasing your home on the MLS, the greater your chances of selling it. If you rush the process, then you will not be putting your home's best face forward from day one. Staging or adding better pictures after you home has been on the market, even for a few days, won't get back potetial buyers who dismissed your home when they saw few pictures, bad pictures, vacant rooms or an unstaged mess.
    11. Make your home easy to show. Don't make it difficult to show your home by limiting access to certain times and days. Allow your listing agent to install a Supra Lockbox so your home can be shown on a moment's notice. Keep your house clean and orderly everyday all day during the listing period so that it looks its best for every showing. This may create some inconvenience for you, but it will result in a faster sale.

    Remember: When you put your home on the market, you are entering it in a beauty contest. The best looking homes in the best condition sell first. It's a no brainer!

    Home Buying Tax Credit is Over...Is Your House Still On The Market?

    According to a Houston Chronicle Article  based on information from the Houston Association of Realtors housing sales rose 11% over the same time period last year due to the tax credit.  Homes stayed on the market an average 79 days, down from 95 days a year ago.  That's only 16 days less, not a huge difference. So if your house is still for sale and you were hoping that the tax credit would spark interest with buyer's what is your marketing plan now? 

    Have you tried the following?

    • Reduced price not once, but several times?
    • Have shown to many buyer's but had no offers?
    • Have moved on and are paying two mortgages, insurance premiums, maintenance, etc.?
    • Had open houses?
    • Offered buyer's agent incentives?
    • Offered allowances for carpet, appliances, updates?

    You're not alone, I get phone calls from sellers who have had their home on the market for 6 months to over a year all over the Houston area.  They decided to list their homes, and see what would happen.  They tell me they weren't aware of home staging or their real estate agent didn't tell them about it. 

    Home Staging is still a new concept to many sellers.  It does make a home show better than others, it's like taking a generic white box with blue letters, that doesn't look to appealing and turning it into a box that a consumer wants to buy that grabs their attention.

    Many master planned communities have homes that basically look the same, why does a buyer choose one over another?  Because there was something in that home that grabbed the buyers attention.  The exact same house can be across the street, but there is no connection.  Yes, buying a home is a very emotional experience.

    Home staging makes that difference, it grabs a buyers attention, a buyer will remember a staged home, if done properly.

    Staging a home can be facilitated by the DIY'er with the help of a home staging consultation or a professional home stager can bring in furniture and accessories.
