Advice to Sellers - Staging your home really helps it sell!

Last week was really a 'visual' week in extremes.  My one post entitled 'The glamorous job of a Realtor©' tried to show you the kinds of homes that we might see during the course of showing or on listing appointments.  One of the things that I desperately try to point out to sellers is the competition that is currently on the market in our area.  When I do a listing appointment I come armed with how many homes are in a particular price range, absorption rates for your city and a game plan to get you sold quickly and on your way to your new home!

What's the most overlooked piece of advice?  Staging your home.  If you are already rolling your eyes and starting to whine in your head - 'But Lyn, my home is nice right now'.  'But Lyn, I have to live here ya know'.  I've got news for you, buyers don't care about what you think.  They want to purchase a home that looks great, smells great and has the best price!

So, where do you fit in?  Where do you want to fit in?  Why would you spend time detailing your car to sell on Craigslist but not 'detail your home'?  It's the same thing.  You're doing it to create optimum value for the buyer.

My New Best Friend: COFFEE FILTERS

25 Uses for Coffee Filters...Who would have thought!  Home Stagers, forget the paper towels, grab the coffee filters instead.  Something else to add to our toolboxes!!  Great for putting in between dishes when being stored.  Last minute touch-ups, I can think of several ways we could use these.

Coffee filters....who knew the wonderful uses!  You can buy 1,000 at the Dollar Tree for almost nothing even the large ones and look at what you can do with them:

COFFEE FILTERS1. Cover bowls or dishes when cooking in the microwave.  Coffee filters make excellent filters.

2. Clean windows, mirrors and chrome...Coffee filters are lint-free so they'll leave windows sparkling.

3. Protect china by separating your good dishes with a coffee filter between each dish.

4. Filter broken cork from wine.  If you break the cork when opening a wine bottle, filter the wine through a coffee filter.

5. Protect a cast iron skillet.  Place a coffee filter in the skillet to absorb moisture and prevent rust.

6. Apply shoe polish.  Ball up a lint-free coffee filter

7. Recycle frying oil.  After frying, strain oil through a sieve lined with a coffee filter.

8. Weigh chopped foods.  Place chopped ingredients in a coffee filter on a kitchen scale.

9. Hold tacos.  Coffee filters make convenient wrappers for messy foods.

10. Stop the soil from leaking out of a plant pot.  Line a plant pot with a coffee filter to prevent the soil from going through the drainage holes.

11. Prevent a popsicle from dripping.  Poke one or two holes as needed in a coffee filter.

12. Use as a disposable "snack bowl" for popcorn, chips, etc.snack

13. Put a few in a plate and put your fried bacon, french fries, chicken fingers, etc. n them.  It soaks out all the grease.

14. Keep in the bathroom.  They make great "razor nick fixers."

15. As a sewing backing.  Use a filter as an easy-to-tear backing for embroidering or appliqueing soft fabrics.

16. Put baking soda into a coffee filter and insert into shoes or a closet to absorb or prevent odors.

17. Use them to strain soup stock and to tie fresh herbs in to put in soups and stews.

18. Use a coffee filter to prevent spilling when you add fluids to your car.

19. Use them as a spoon rest while cooking and clean up small counter spills.

20. Can use to hold dry ingredients when baking or when cutting a piece of fruit or veggies.  Saves on having extra bowls to wash.

21. Use them to wrap Christmas ornaments for storage.

22. Use them to remove fingernail polish when out of cotton balls.

23. Use them to sprout seeds.  Simply dampen the coffee filter, place seeds inside, fold it and place it in a plastic baggie until they sprout.

24. Use coffee filters as blotting paper for pressed flowers.  Place the flowers between two coffee filters and put the coffee filters in phone book.

25. Do you think we used expensive strips to wax eyebrow? Use strips of coffee filters.

                            OH YEAH....THEY ARE GREAT TO USE IN YOUR COFFEE MAKERS, TOO!

Speaking of Colors...Vancouver Olympics Nailed It!

 

 

I wrote a post called "Colors that Appeal to Men vs. Women".   The two colors that were appealing to both genders were blues and greens.  If you haven't seen the 2010 Vancouver Winter Olympics... they nailed it with colors!

I'm so drawn to these fantastic colors and think they did a great job marketing to both females and males for not only graphics and design but for media, advertising and marketing.  It is also perfect for depicting the scenery and colors of Canada.

With an International viewing audience and range of ages watching, I feel they have successfully covered the bases with the colors they've chosen.

Shadow Inventory-Releasing over 7 Million Homes

What does Shadow Inventory mean?

Foreclosed homes and condos that banks have taken back, but have yet to put on the market.

Shadow Overhang Inventory Problem.

According to the short sales academy, there are 7 Million more coming that the government has created in this shadow foreclosure inventory. That's 2 times the amount of homes that are currently on the market now! 

The government's Making Home Affordable (MHA) modification program and FHA's Hope for Homeowners refinance program DON'T WORK for borrowers that are too wealthy or owe too much on their homes.

Bank of America and other big lenders are looking at putting 1,000's of homes back on market.  Bank of America alone took title to tens of thousands of homes each month towards the end of 2009.  They are releasing 500 a month and plan on rolling out 6000 homes.

As you can see, the biggest mass of foreclosures hasn't even hit us yet!       

So what does this mean? 

If your house hasn't sold and the offers aren't coming your way in this already competitive market, it may be time to change your marketing strategy.

Now more than ever, you must have your house market ready, in great condition, priced right and professionally staged.  The time is now, don't wait, catch the spring sales by getting your home ready now.

Chinese New Year Las Vegas Style

Recently, while in Las Vegas at the 2010 RESA conference, I got a chance one nightto walk around with another stager Steve from Austin and take snap some photos and do a little site seeing on the strip.  Las Vegas is amazing, one building is more spectacular than the next.  You are instantly transformed when walking into the "Venetian", some wonderful architectural features and paintings just like you would see in Europe.

Colors that Appeal to Men vs. Women

Colors and shapes

From what I've heard and read there are certain colors that obviously appeal to men versus women that are pleasing.  Makes sense, we're wired differently.  I know what colors I like, but they aren't necessarily the same that appeal to my friends or males.

I preface this study by saying he wasn't talking about a home or colors that sell a house, he was referencing colors that are pleasing to us that we are drawn to in general.  It could be any many different forms.

An interesting study by Joe Hallock on colors by gender and age can be found here polls on color preferences

Here are findings:

Men's favorites: Blue, Green & Black (Certain shades of Blue were less pleasing like powder Blue.)

  • Male Top 3 Favorite Colors: Blue, Green, Black (2 cool and one neutral color)
  • Male Top 3 Least Favorite Colors: Brown, Orange, Purple (neutral, warm, mixed colors)
  • Men don't like:  Pink and Purple, they find them too feminine.
  • Women's favorites:  Blue, Green, Turquoise, Pink, Purple, Lavender

  • Female Top 3 Favorite Colors: Blue, Purple, Green (all cool colors)
  • Female Top 3 Least Favorite Colors: Orange, Brown, Gray (warm and neutral colors)
  • Blue and Green are the universal colors for both men and women.

    The C.O.P.E. study showed these findings.  How Does Gender Color our Preferences and Decisions on the WWW?

    What is the preferred color for men and women on thewww and e-commerce?  Blue!  Yellow, Red and Green was next in preference.

    3. What color attracts you to certain websites or ads online?

    My favorite color is still pink, would I decorate my house with it...no, not unless I had a girl.  Obviously it is a poplular color look at "Victorias Secret", that store appeals to women and men!

    Quickie Home Staging Tip of the Week-Bathrooms

    We often overlook the guestbaths, or powder rooms when updating an outdated home for staging.  Granted these are not rooms that you will want to put the bulk of your money into.  But if you have left-over pieces from your kitchen, it would be well worth it to use it on a vanity.  Any fabricator can cut it for you.

    You can also visit granite wholesalers and find remnants to use, you can find these for around $100, you will not only impress potential buyers, but receive a greater ROI and ultimately have a perceived higher value.

    Ode to Odors

    Odors are a sellers worst enemy and a buyers biggest turn-off.  Read Deena Cottingham, from Green Apple Staging & Images great tips!

    When I do Pre-Market Consultations as a Home Stager, I often see -- and smell -- a variety of scented products throughout the home. There's the plug-in variety, the spray variety, the stash-in-a-corner-and-please-absorb-the-smell-in-here variety.

    Diffuser SticksI often ask about their presence . . . is there an issue in this room? Are you worried about an odor problem? Most home owners shrug and say that they think it's just prudent. You know . . . just in case.

    The problem is that these products designed to "add a pleasant scent", are themselves usually way too strong and generally unpleasant. I mean, I'm pretty sure "mountain breezes" don't usually smell like eau de toilet in real life! And I don't really want every cell in my olafactory glands hyper-stimulated with "Freesia Fantasy", thank you very much. (Plus, I have to wonder about the health implications of all these chemicals floating around in the air I breathe).

    Worse yet, the presence of these products often alert a potential buyer that there may in fact be an odor causing issue that you are trying to hide. And besides, no product out there is going to hide wet dog. It'll just make for a hideous . . . and I believe, probably toxic . . . combination of scent molecules.

    Okay, I exaggerate (slightly), but according to About.com, the number one turn off for a potential buyer is strong odors in the home. Um, so think pets, smoking, cooking, mold, mildew and anything basically musty, soggy, and otherwise stale or disgusting.

    So instead of masking your home's odors, embrace them! Tell yourself -- as the home owner -- there isCigarette in Ashtray no such thing as a bad smell. It is your friend, and very useful information, telling you to take action!

    First of all, get an objective opinion about your home and it's inherent smell (that you are totally incapable of detecting . . . trust me). And please, don't kill the messenger or kick this gift-horse in the mouth! Thank them for their honesty, because it will allow you to make your home more marketable.

    Secondly, find the source of the smell and deal with it. By "deal with it", I mean, obliterate it. Spraying Febreeze on the sofa isn't going to do it. If this means calling in the professionals, or replacing carpet, you just have to do it. The cost before you go on the market will be far less than the discount a buyer will demand to remedy your smelly problem--if they are even willing to take it on.

    And lastly, go on the market with confidence. Once you've addressed this huge deal breaker, not only will buyers respond much more favorably to your home, maybe . . . just maybe . . . you'll enjoy living there a little bit more yourself.

    Everyone LOVES referrals right?                                      

    Wouldn't it be swell if they just fell from the sky??

    Wishful thinking I know, but while they may not come that freely, we certainly love when they do...makes our jobs a whole lot easier!!

    There are many great referral sources out there. Being the best at what you do and creating raving fans is naturally going to reward you with many word of mouth referrals. One source you may be missing out on though is being partnered up with a professional Home Stager.

    If you haven't had much experience working with stagers, you may not realize that we often get called before homeowners have chosen a realtor and we frequently get called in when sellers are tired of their realtors, ready to expire and looking for an agent who is willing to WORK for them!
