 This is a popular question.  Is there a difference?  Yes.  A redesign is where you use a homeowners existing furnishings and accessories to give the home a whole new look.  It can be for owners wanting a change and are tired of their current look, or for someone that just wants to know where thier things should go.  This is for people are staying in their existing home.  Redesigning is for living.

Home Staging is for home sellers that are looking to sell their property.  A stager will come in and rearrange furnishings to give it that look that appeals to all home buyers.  Furniture and accessories can be brought in or you can rearrange what owners have.   Merchandising it in a way for selling, not for what the homeowner's likes or wants are.  It's undecorating!

                              This was a really interesting booth, The Wild Horse Foundation.org, I would recommend going to their website and learning more.  It's amazing what they are doing.  They offer a safe and secure natural preserve for abandoned, abused and neglected wild horses and burros.

Someone once told me she thought she was an avid gardener until she moved away from Houston.  Almost anything grows here.  You can chop, whack, even cut-down plants and they always seem to come back. 

Here is a great example of how crazy things grow here.  I got these months ago from a friend.  Ok, so I've been busy and haven't had time to plant them.  They have been in a plastic bag in the backyard all of time, solely depending on mother nature for it's water.

It was 1/4 the size when I got it.   It is even blooming!  Only in Texas!  I have no idea what this is, but it is one hardy plant.

Kitchens

Well, that all depends on what you don't and how much you spend.  Will you get back the money for the imported granite in your kitchen vs. the standard grade?  When remodeling or updating a home know that kitchen re-dos are the most costly.  According to the experts the mid-range update is $55k, an upscale upgrade $109k.  The mid-range kitchen will get back 78% of the costs compared to the high end look at 74%. 

Adding new rooms

If it increases the function of space it will hold it's value longer.  For example if you convert an attic to a bedroom it will return you about 77% of it's approximate cost of $46k.

Bathrooms

Need that extra bathroom?  That's going to cost you about $37k recouping about 66%.  A remodel will run you about $16k recouping 78%.

Decks

You can add space to your home by the addition of a deck.  Outdoor living areas have become extremely popular.  A average deck will cost about $10K and you recoup 85% of your costs back.

Swimming Pools

Experts agree a pool has little to no resale value, but a buyer might find it more appealing, or a maintenance nightmare.

There is so much information on home staging, that home sellers are on overload.  With advice coming from all kinds of sources and areas of the country.  Yes, it is confusing, where do you start?   If you watch tv, you may get the impression you can have your home staged for under $2000.  Or another show may stage a home for around $20,000.   Big difference!   Another show has strangers coming to your house picking it apart, to the point that you're thinking, no way am I going to let someone do that to my home.  You can read articles or books on the internet from people that may be experts or just people with an opinion.  You can also read a book on "How to Cut Hair", but would you actually trust yourself to cut your hair or someone else's?  I wouldn't!  So, where do you start?  Sure, you have questions who wouldn't. 

Here are a few questions home sellers have when thinking about staging their homes.

1) How much does it cost?  Reasonable question, as a matter of fact it's the #1 question.  It's the big mystery.  This is why.  I wish I could say every home stager could give you a standard answer, but we can't.  Every stager should be their own business entity, and provide different services.  Some charge an hourly rate, by the square foot, per room, a percentage of the list price or a flat fee.  As every property is different, we really need to see the home to assess it and give you a solid number.  Some stagers can estimate it, but shouldn't be held to that number until the property is viewed.  There are too many variables that go into it. Is is vacant? Do furniture and accessories need to be brought in?  Or is it occupied, and you just need a redesign of existing furnishings? These are just a couple of examples.

2) Who pays for the staging?  The 2nd most popular question.  The home seller is ultimately responsible for staging services. 

3) Why doesn't my Realtor pay for home staging, they are making the commission?  Again, ultimately a homeowner is responsible for staging costs.  Some, but not all real estate agents will pay for a Home Staging Consultation, as a value-added service, but the actual costs associated with staging (furniture rental, actual hands-on staging) is paid for by the home seller.  It is not the responsiblity of a real estate agent to pay for home staging costs.

4) Can I pay at closing?  This is up to the stager.  Most, do not do this as we do not know if a property will be on the market for 1 day or 3 months.  Again, we all do it a little differently, some ask for 1/2 upfront, and some charge a monthly fee.

5) What do you do?  Again, each home stager is their own entity.  Some offer redesigns only, some offer accessories only, and some offer furniture and accessories.  Some don't have the inventory to do a vacant home so they will have to use a third party source, and some use their own inventory.  Different services can be offered, such as paint color consultations, personal shopping, organizing, curb appeal, some recommendations on cost-effective cosmetic changes such as flooring, counters, lights, fixtures, etc.  The ultimate goal is to help a seller get their home sold faster and in the most cost effective manner.

6) How long does it take?  It depends on how much you want done and to what extent.  It can take a few hours or a few days, or maybe longer if there are some cosmetic changes that need to be taken care of.

7) When should I have my home staged?  As soon as you decide to sell.  Call a professional home stager and get a Home Staging Consultation.  Once necessary recommendations are completed from your stager's list, your house is ready to be listed.  Don't make the mistake of putting up that "For Sale" sign in the front yard before your home is ready.  The first 20 days a home is listed will be when it will get the most interest and traffic.  Make sure your house is show ready.

I encourage all Real Estate Agents, or homeowners to download this "Free Report for Staging".  It is the most current data as of February 2009.  It is composed of real statistics by home stagers in North America.

This is the perfect tool for a Real Estate Agent to give to potential clients, or when trying to obtain a listing, but would also like to recommend staging.  Just print and present to potential home sellers/clients. 

You can also give home sellers the Real Estate Staging Association website to find Home Stagers in their own areas. 

Typically homeowners pay for Home Staging not the Realtor.  Real Estate agents should always recommend a home stager before a property is listed for every listing they get.  Home Stagers fees are not taken out of a Realtors commissions.  However, some Real Estate agents offer a complimentary Home Staging Consultation as a value-added service to differentiate themselves over other agents, but the home seller is usually responsible for actual home staging services and rental fees.

If you're not taking advantage of it Redbox.  The Red Boxes you see outside of McDonalds, Walgreens, and inside the door of Wal-Mart with a line of people, are DVD Rentals for $1.  New Releases come out on Mondays.  Like $1 is not cheap enough, if you sign-up for the free account you not only get a free code for signing up.   But every Monday they text a code to your phone for a free DVD.  You have to pick it up by 9pm and return it by Midnight Tuesday. You can return it to any Redbox location.  You have to use a credit card to slide through, but it does not charge you.
