Odors and scents are always an ongoing topic here, but I came across this product and I love it!   Glade Air Infusions is the first air freshener that keeps a room fresh for an hour, with its UltraLast technology it actually lingers for much longer. (Several hours from my experience)

My allergy doctor once told me I was the most allergic person he'd ever seen, so when it comes to scents, I'm hypersensitive, I can get a migraine, have allergy reactions, watery eyes, sneezing, etc.  So I can honestly say that I have had no problems with sensitiviy, or reactions to this product.

I'm not saying you should cover up odors as they can reveal a potential problem, this is just to give a house a fresh natural scent, not a heavy perfumed scent, or that of a burning candle, which I'm even more sensitive to.  There are several scents to choose from, I use the "Clean Linen".

This product is the perfect balance, it's light, and fresh, with a hint of fragrance that's just pleasing enough to give you that clan smell.  It's now overpowering, and it wouldn't take care of a major odor, but it's perfect to freshen up a home. 

This would be great for a home seller to spritz around house before they leave in the mornings or to spray in a home that has not been open for a while, or even an open house.  It neutralizes odors.

It also has a rust proof bottom, for those humid bathrooms, it's recyclable, no CFC's and the bottle is attractive compared to a standard freshener can.

Houston Sellers Are You Missing Out On Buyers?

This week we will be staging two entirely different looking home styles, in different areas of Houston.  They are different price points, and have different demographics.  That's what we do when staging, it's not a one size fits all type of thing. 

Each home albeit may look somewhat the same in developments, but the demographics and price points can be $1000's of dollars more or less depending on the location in or around Houston.

Professional home stagers need to be aware of this when staging a home, you can't stage for a young family when your demographics are over 60 and vice-versa. 

Have you ever looked at a beautiful home on the outside only to find the inside had never left the 80's?  It's not only disappointing, but today's buyer's are not fixer uppers unless they are investors looking for the lowest, best deal to flip. 

If you don't need to profit from the sale of your home, I wouldn't advise staging it.  Why, because if your home is professionally staged, cost effective changes will be made that will improve your home and make it highly desirable.

If your house was built 10 or more years ago, and nothing has been replaced or updated (unless it's broken) then it's time to update and get competitive with everyone else.  There are so many cost effective ways to update your house now, it's a shame to let it go to a low-ball offer.

A Stager's Advice to Realtors

This is so true for buyers, I was just looking on line yesterday at photos for houses that were for sale, as I'm getting into that seller mode mysel, and couldn't believe what I was seeing.  It doesn't matter what price range, you're going to lose buyers if you're photos don't portray a picture perfect home.  Most people don't won't to wait or don't have the time for a Virtual tour to load, so Patsy's advice on stills is true, they are most important.

A Stager's Advice to Realtors

Lately I've been on the agent circuit, having done recent home staging presentations for local Keller Williams, Re/Max and Prudential GA Realty offices.  On the third presentation I realized that there are several key points that I always emphasize when I have the chance.  I'd like to share them with you.  Here they are:

  • Never lose sight of the fact that the photos you post to your listings are infinitely more important than the VTs.  Why?  Because buyers shopping on the internet will always click on the photos first since they pop up immediately and do not require time to load.  If they like what they see of the photos, they will then click on the VT.  Always place your best photos at the top of the page and make sure they are just as impressive as the VT.
  • A nicely decorated home and a staged home are NOT the same thing.  In the three years I've been staging homes, my most difficult clients have always been those who have spent big bucks to have their homes professionally decorated.  Yes, they are lovely, but they are also highly personalized.  Decorating is all about surrounding yourself with colors, furniture, accessories, window treatments, etc. that please you.  While you are living in the home, that's fine; when you are selling your home, having a beautifully decorated, personalized home can prevent offers.   Bring in a trained stager who knows the difference and can prepare the home in the proper way by neutralizing and depersonalizing it.  Once your client moves, he/she can call in a decorator to repersonalize the new home.
  • Remind your clients what, exactly, they are selling; namely space, architectural detail, floor plans and views.  If clutter is rampant, buyers will never see the space.  If the rooms are crammed with furniture and lighting is poor, the architectural detail will never be noticed.  If there is an overabundance of rugs and furniture is not placed properly for traffic flow, the floor plan will be overlooked.  If windows are dirty and/or covered with tacky blinds or overbearing window treatments, the views will never be seen. 
  • Homeowners will work much more diligently to make necessary changes in the presentation of their homes when a 3rd party stager is brought in.  Agents repeatedly tell me they are surprised and even shocked that the homeowners will "take" the staging suggestions from me after a staging consultation.  I don't say this to toot my own horn, but I know this is typically the case when homeowners work with stagers.  There is something about bringing in the "expert" that causes them to take note, even though you may have told them the same thing.  (I'm sure the case is similar when they hear directly from the home inspector or mortgage broker.  They are all ears!)
  • Having your clients work with a home stager will help to preserve your relationship with the homeowners.  You have other battles to fight with them -- namely pricing, so take the day off (or go on a listing appointment) while your stager plays the "presentation game" with your clients.

There's lots more, but these are just a few things that come up repeatedly.  Remember that your goal and your stager's goal are one and the same -- to get the house sold.  Call a stager today!

Curb Appeal- 10 Points to Consider When Selling Your House.

A great blog post about curb appeal and how important it is when selling a home by my fellow stager and friend Kathy Streib of Room Service Home Staging in Del Rey Beach, Florida.

You hear about Curb Appeal when selling or buying a house, but what is it and how do you get it?
Does it means the house has nice curbs?  Well, that's a good start  but Curb Appeal to the buyer means that when they see a picture of your exterior on the MLS, a mental "check mark" is placed by your listing.  
 
Curb Appeal means that when  a Buyer drives by your house, they want to schedule a viewing appointment through their Realtor.

Curb Appeal means that when Your Buyer pulls up for their appointment, they want to go in and they are eager to see the rest of the house. 

Curb Appeal sets the tone for the rest of the viewing.  Your Buyer is now predisposed to want to like the house.  They are hoping the interior will match what they just saw.                                                                                                                                  

So, how do you get it?  Here are  10 points to consider:

1.
Take a Walk!  It's not just a healthy thing to do, but sometimes we're complacent with our surroundings.  So, take a walk (or slow drive ) around your neighborhood and look at the curb appeal of your neighbors.   You might see that your lawn is not really green but yellow/brown/green when compared with your neighbors.    Make note of the houses that appeal to you and  what stands out.

2. Pay Your House a Visit!   Most of us enter our homes through the garage or back door.  When is the last time you "called on" your own home?  What you see is what your Buyers will see.  Don't be shy.  Start at the driveway or by the curb and pretend you're  looking at your home through a buyer's eyes.  Take a critical look.  
     Cracks in the sidewalk?  Are you dodging overhanging limbs?  And what does your Welcome Mat say??  One of my favorite mats was at a friend's back door.  It said "Go Away" .  I love it, but.... not for welcoming your buyers.  
     If you have planters and pots who have been waiting to host a new, healthy plant for a few years now, then ditch them.

3.  Off with their heads (or legs).  Take a look at your poor neglected flowers.  Time to "dead head" them.  Remove the flowers that have seen their best days.  And particularly here in Florida where plants can grow several feet overnight, it's important to take a look at some of those plants that have gotten too leggy .  You know the ones I mean.... you start to see more stem and branch then green leaves.  Trust me, those stems are just going to get leggier and the green will be at the very top of the bush.  
     Why is this so important?  Neglected landscaping says to your Buyer that there are probably other areas of or in the house that have also been neglected.

4.  Color My World!  Like your interior paint scheme, adding "pops" of color in your landscaping takes it from being all green and bland to exciting.  
     You can take a large clay pot and fill it with whatever colorful flower is in season.  Caution: Do not plant anything that will take daily watering and care if your schedule will not permit that.
     
5.  Cover it Up!!   It's amazing what a layer of fresh mulch does for dirt.  Think of a 3 layer chocolate cake with raspberry filling.  Without the ganache frosting, though, it's just cake.  Add the frosting and now you have a beautiful dessert. Same thing with mulch.
                                                                                           

6.  Get a Handle on it!   Your buyer walks up to your front door with her Realtor.  More than likely they will spend some time there as the Realtor has to fidget with the lock box or whatever and then fiddle with the keys to open the door.  
     What are the Buyers doing???  They're eying the place!  They have plenty of time here to notice that your once beautiful door handle is now rusted or tarnished.    Or they may see your former beautiful wood door is discolored and fading.  
     Time to hit Home Depot or Lowes.  It's a very small investment for the return you'll get.

7.  Oh what a Tangled Web We Weave.... As mentioned in #6, your buyers will have plenty of time as they're waiting to enter your home to size it up.  If they have to walk through spider webs to even make it to your front door, then unless they're into long nature walks, this is not a good feature.   Also look up by your door and garage.  Check out the corners for those pesky webs.

8.  Heads UP:  What takes up a large part of a buyer's visual space when they approach your home?  Your roof!  It has to pass inspections anyway so take care of whatever needs to be done BEFORE you list it.  Can it be cleaned?  Re-shingled?  
      What you don't want it to say to the Buyer is:   "That's another $30,000 we have to put into the house if we buy it."

9.  Mail Call!  In front of some of our houses here in South Florida  stand manatees with mailboxes for their mouths.   Now I love manatees but in reality, they're not a pretty animal.  I've also seen mailboxes that finally got tired of being straightened after being endlessly hit and have now given up and have a defeated look to them.  
     Get my drift?  Sellers, your mailbox is one of the first things your buyer will see.  Make it count.

10.  Valet please!  Everyone in the family has a car now.  There's probably one waiting for your 10 year old when he or she comes of age.  Unless you have a super-sized driveway and front yard, filling your driveway with all of your cars thus making your buyer have to walk a maze to get to your front door detracts from the experience.  
      When showing your house, arrange to have your cars either in the garage or elsewhere.  Let your Buyer see the house!

What all of this boils down to is that you want the viewing experience for the buyer to be a positive one and that will start with the curb appeal of your house.   The investment you make can pay off with a quick sale.

Creekside_FamilyWhat is it about Model homes that make them so appealing?  Is it the freshness of all new; is it the sassy paint colors, the perfectly placed furniture, art and accessories or the beautiful groomed backyard that makes you want to plop right down on that comfy club chair, or light the grill on the patio?  Well.... Yes to all the above.  A builder hold hosts to an array of skilled professionals to make that Model beautiful.  From blue print to drawer pulls that Model home is meticulously planned.

Beyond the nicely placed furniture, Model homes are the current reflection of the home environment needs of the target market of the Builder.  They are a turn-key product, designed & packaged for the desires of perfect buyer.

Models homes are lovely because they have the latest and the greatest, are fresh and new and are meticulously detailed.  Psychology, more than decorating is applied to makes them look so fabulous.  From architecture to floral arrangements, Model homes are planned with "YOU" in mind.  

So how can you the Realtor make your next listing as appealing as a Model Home? - Here are 10 ways.

•1.)    Clean.  Those nice angled vacuum lines, gleaming windows, and perfectly manicured lawns in Model homes speak to a potential buyer - You don't have to do a thing.   A Realtor can translate that into - A little elbow grease goes a long way.  A super clean home says "turn-key" to the potential buyer.  Have every inch of the home, blind slats to porch light glass, super clean and perfectly coiffed.  According to a national 2009 survey done by Home Gain (www.homegain.com,) a $100-$200 cleaning investment gives an 872% return!

•2.)    Fresh & Smells Good.  People buy homes on emotion, and your 5 senses are a direct path to your brain.  If a home smells and looks "funky," "doggy," "smoky," or if the stove is coated with  cooking gone bad - The home is off their list.  Just like you would detail your car to sell, invest in clean and spotless carpets, patched, repaired and freshly painted walls and new appliances if the old have seen better days.  Be wary to skip this step and take the low road with room refreshers, candles and stove burner covers - Potential buyers are not fooled.

•3.)    Color.  Any advertising executive will tell you color is key to properly packaging a product; and a listed home is just that, a product.  Throw away the off-white manta of old school home staging rules - Welcome to the era of HGTV. Using color is a powerful and inexpensive way of making that home stand out from the rest, and with so many decorating TV shows boasting the benefits of color, you better get hip to hues.   From 1st Web impressions to curb-appeal, color is a strong emotional tug for the potential buyer.  Update yourself on the latest color trends in wall color, appliance, fixtures, etc... and apply it to your target buyer.  For home staging, use earthy, calm tones for the bigger areas such as wall color and add pops of saturated colors in the details; such front doors, accessories or annuals.

•4.)    Make Space.  The joy of a Model home is the acres and acres of unused storage space & beautifully organized closets.  Reduce, organize, upscale and edit all the home's spaces when it comes to closets and storage areas.  If the home's price point dictates, upscale the closets with custom organizing options.

•5.)    Clear a Path.  Consider that many people with be walking through the home.  Make sure traffic patterns, entrances and exits are well established.  Too much furniture, undefined entrances and awkward walkways confuse and discourage buyers from moving about the property.  Follow a Model Home's lead and create a concise walking pattern for potential buyers starting a curbside to back fence.  

•6.)    Lovely Layouts. From the landscape to furniture placement, take a clue from Models homes that continuity and flow make for a good mix.  Create curb appeal with nicely maintained landscaping, added annuals and perennials, an inviting stoop and well groomed walk and driveways.  Inside, make sure each room depicts what its function is, enhances the highlights of the room (i.e. fireplaces or upgrades,) and allows the buyer to envision themselves in the space.

•7.)    Set the Mood. Create ambiance and character in the home with well thought out placement of Creekside_Diningsensory and lifestyle components.  Soft music, lighting on dimmers, candles lit, and fresh floral are all great ideas for Broker or Open houses. If you have concern about candles, battery operated candles that even have timers built in are now readily available.   Stage the dining room table tastefully, or set the stage in a back yard with a detailed patio retreat.  Offering helpful lifestyle hints has always been in the Model Home arsenal and always a huge hit.

•8.)    K.I.S.S. On the opposite note, don't over accessorize, go over-board with the lifestyle tips or create "store bought theme" rooms (i.e. Chef-with-a-Hat Kitchen or Anniversary Bathtub area complete with Champagne bottle.)

•9.)    Appeal to a Target Buyer.  Consider "WHO" the ideal buyer is that will be interested in the property, and market the property accordingly.  From advertising photos to furniture, consider who will find this appealing and desirable. 

•10.) Market, Market, Market.  Model Homes have great marketing incentives inside and out.  From clear address markers, great signs, to small exit giveaways, to survey - market that listing to the fullest.

Home Staging Using Dogs As Props?

                                                                    

I read an article earlier titled "Insider secrets on selling your home in a down market", Carolina Buia, an author for Shine on Yahoo asked four top real estate agents across the country to give their best selling tips in a cool market.  There was some solid advice here, but I had to stop and reread the #10 tip.

10. It's not enough to have cookies baking in the oven. That's so 1999. According to Routh-Silberman: "A buyer needs to see themselves living in the house." Silberman's team has taken home staging to a whole new level by hiring kids to set up lemonade stands in the front yard, getting a friend's golden retriever to swim in the pool, or hiring a chef to have appetizers at the ready.

Dogs swimming in the pool? I've heard of hiring actors, however I've never known of anyone that has done that.  A big, wet, shaking barking dog in the backyard, much less the pool, does not give me the warm fuzzies.  As cute and funny as it may be, I doubt a buyer with children will find it so amusing or welcoming.  I don't mean to offend dog owners, but any home stager or real estate agent should tell you take the pets with you.  Now, their wanting to use a dog as a prop and swim in the pool?

I have to give them this, that is definetely thinking out of the box, and taking it to a whole new level!

"Because of you I believe we have sold the house without it even being up for sale.  My realtor brought in another client while we were gone and they put a contract on it yesterday.  After a fair amount of negotiation we finally accepted.  The realtor says that they are already loan-approved and now the fate rests in the hands of the appraiser and inspector. 

With no interest after a year and not even a hint of a contract we decided to go with you.  I feel that the changes you suggested caused us to get an immediate contract response. Your advice was like magic. We may have gotten more when the home was supposed to go on the market today.  But costs of keeping it on the market (yard guy, pool guy, insurance, house payment, electric, maintenance, etc.) and homes around us going for less (scarily so) and therefore the threat of appraisal values not allowing buyers to get loans at higher amounts made it a gamble to wait for a better offer.  And, it is dicey waiting for the right people, with money, to find our home to be what they really want.

Can I Stage My Home Myself? Questions Answered Series #4

Some people absolutely can! 

But it's not recommended. 

Why, because they may get the premise, but they may not understand the process behind it.  Alot of factors go into staging a home, demographics, market trends, psychology and much more, not to mention the actual staging process.  Also, home sellers have a had time being unemotional or unattached to their items, and can't be objective if trying to stage a home themselves.  I often find that a seller will try to stage their own home and still aren't sure how it looks and will call me in for a professional opinion.

It is recommended that you set-up an appointment with a professional home stager to give you a "Home Staging Consultation".  This will give a DIY'er a blueprint to start with.  Some home sellers have the time and are handy when it comes to making cosmetic changes or updates.  It will probably take longer if you do it yourself, versus hiring someone to do it, but you have to weigh what that's worth to you. 

If you're like most home sellers, you are going in a hundred different directions, work, have kids, places to go, time commitments, etc, and want someone to take care of the project from start to finish.  A full-service home staging company can help you with all of the details if you don't have the time, and frankly most people tell me they don't know anything about decorating and want a professionals touch.

Every home whether you try to stage it yourself or have it professionally done should start with a "Home Staging Consultation", this will be the most valuable tool when it comes to merchandising your home.

Can You Use My Existing Furnishings To Stage My House? Questions Answered Series #3

Absolutely!  As a matter of fact, we love using a homeowners furnishings, it's like having a furniture and accessory store at our fingertips.  We use your belongings in ways that you may have not thought of.  Often time owners get used to having their furniture the same way for years, and like it that way.  We come in with a set of fresh eyes and see your house in a different light than you do.

Most of the time home sellers have too much or too little, rarely do I come across a home with the perfect balance of furniture and accessories.  When this happens, we edit pieces with the homeowner, and can recommend certain items for the owner to buy, or we can rent accessories.  When there has been very little to work with, I have often been known to go to the garage and find some real gems to use that the homeowners thought were useless, or something sentimental, or even wedding gifts, in unusual ways.  You may also find me outside looking for greenery or something interesting.

It's like a mini-makeover in a day with a brand new look!

My House Has Been On The Market A While...Is It Too Late To Stage It? Questions Answered Series #2

No, it's never too late to stage your home.  If you have your home listed with a REALTOR, tell them you are having your home staged, so it won't be show ready for a few days.  If your home is vacant, the process to bring in furniture and accessories will be coordinated with your home stager.  A full-service home staging company will be able to furnish your home and get it ready within days, depending on their schedule.  If you're on a tight budget, I recommend staging key rooms, and any rooms that need defining or it will leave a buyer wondering what they will do with that room.

If your home is occupied, set an appointment with your stager to give you a home staging consultation, and perform hands-on staging.  This is possibly the best investment you can make in your home.  We use what you have in creative ways that you may not have thought of.  We will use items from possibly all of your rooms and bring it all together to give it a more cohesive look.  Again, if you're on a budget only get the key rooms staged, but I highly recommend getting your entire house staged.  After you see a room or two staged you'll agree, and want to continue.  This process can take one day, depending on how much work is involved.

So no matter how long it's been on the market, it will be sure to impress buyers, and will be a fresh new look that real estate agents will want to show to their clients.  It will also look more impressive on internet photos for potential buyer's.
